SOFTWASHING SERVICES
Softwashing &
exterior surface care
Low-pressure treatment for render, walls, uPVC and exterior surfaces affected by algae, moss and organic growth.
LOW PRESSURE. DEEP CLEAN.
A gentler way to clean exterior surfaces
Softwashing is designed to treat organic growth without relying on aggressive pressure. It is especially useful on render, painted surfaces, uPVC, walls and roofline details where pressure washing may be too harsh.
Using carefully selected cleaning solutions, we treat algae, moss, lichen and general organic staining at the source. The surface is then rinsed thoroughly, leaving a cleaner finish that lasts longer than a simple wash with water alone.
It is a considered approach for properties where the exterior needs to be cleaned carefully, without unnecessary force.
Softwashing can include:
- Render cleaning
- Painted exterior surfaces
- uPVC fascias and soffits
- Walls and boundary surfaces
- Algae and green growth treatment
- Moss and lichen treatment
- Roofline cleaning
- Patios and hard surfaces where suitable
- Pre-treatment and rinse-down
- One-off or seasonal maintenance
When render, painted walls or exterior surfaces begin to look tired, repainting can seem like the obvious answer. But in many cases, the problem is not failed paint or damaged render. It is organic growth, algae, lichen, staining and weathering sitting on the surface.
Softwashing can be a more considered first step. It can restore the appearance of render, painted masonry, uPVC, stonework and exterior details without immediately turning to scaffolding, painting teams or expensive repainting work.
For modern rendered finishes such as K Rend, painted period properties, original stonework and more sensitive heritage buildings, the right treatment can help preserve the surface rather than simply covering it again.
WHY SOFTWASH?
Before repainting, consider softwashing
Less disruption
No large painting team, prolonged access setup or major exterior works where a treatment clean is suitable.
Preserves the surface
Aims to treat organic growth and staining without unnecessarily coating over existing render, stonework or paint.
Cost-effective care
Often a sensible first step before committing to repainting, especially where the surface itself is still sound.
SOFTWASHING & QUESTIONS
Questions we’re often asked...
A few simple answers about softwashing, surface care and what may be involved before we visit.
What is softwashing?
Softwashing is a low-pressure exterior cleaning method used to treat algae, moss, lichen and organic staining on surfaces such as render, painted masonry, uPVC, walls and roofline details.
Rather than relying on force, the surface is treated with a suitable cleaning solution, allowed time to work where appropriate, and then rinsed carefully. This makes it especially useful where pressure washing would be too harsh.
How is softwashing different from pressure washing?
Pressure washing uses force to remove dirt from hard surfaces such as patios, paths and driveways. Softwashing uses carefully applied treatment to deal with organic growth on more delicate or vertical surfaces.
For render, painted walls, uPVC and some stonework, softwashing can often be the better approach because it reduces the risk of surface damage while treating the cause of the staining.
Is softwashing suitable for render, K Rend and painted walls?
In many cases, yes. Rendered and painted surfaces often need a more careful approach than hard paving, concrete or brick.
Before starting, we assess the condition of the surface, the type of staining and any surrounding areas that may need protection. If the surface is sound, softwashing can be a very effective way to improve its appearance without immediately resorting to repainting.
How long do the results last?
Results vary depending on the surface, exposure, shade, nearby trees, weather and the level of organic growth.
However, because softwashing treats the growth rather than simply rinsing the surface, results can often last much longer than washing with water alone. Some properties may benefit from occasional maintenance rather than waiting for heavy staining to return.
Do I need to be at home?
Not always. If we have access to the areas being treated, the work can often be carried out without anyone needing to be at home.
We will always discuss access, protection of surrounding areas and any practical details before the work is arranged.
Need careful softwashing for your home or property?
Whether you need render cleaned, uPVC restored, algae treated or a wider exterior clean planned carefully around your property, we would be pleased to discuss the best approach.
